V z\u00e1sad\u011b jsou  to jen dva typy \u00fav\u011br\u016f, ale velmi se li\u0161\u00ed v n\u00e1kladovosti, v maxim\u00e1ln\u00ed  splatnosti \u00fav\u011bru, kter\u00e1 m\u00e1 v\u00fdznamn\u00fd vliv na v\u00fd\u0161i m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky a v dal\u0161\u00edch parametrech. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Na standardn\u00ed hypote\u010dn\u00ed \u00fav\u011br je p\u0159i po\u017eadavku \u201ebez z\u00e1stavy\u201c pot\u0159eba  zapomenout, ten je v\u017edy zaji\u0161t\u011bn nemovitost\u00ed. Nutno zm\u00ednit, \u017ee \u0159e\u0161en\u00ed p\u0159es hypote\u010dn\u00ed \u00fav\u011br je obvykle levn\u011bj\u0161\u00ed. V posledn\u00edch letech hypote\u010dn\u00ed banky zm\u011bnily svoji cenovou politiku u hypot\u00e9k. Hypot\u00e9ky poskytuj\u00ed v\u011bt\u0161inou bez poplatku za zpracov\u00e1n\u00ed a bez m\u011bs\u00ed\u010dn\u00edch poplatk\u016f (d\u0159\u00edve  nej\u010dast\u011bji 150 K\u010d m\u011bs\u00ed\u010dn\u011b). U men\u0161\u00edch \u00fav\u011br\u016f v \u0159\u00e1dech statis\u00edc\u016f tyto n\u00e1klady v\u00fdrazn\u011b navy\u0161ovaly ukazatel RPSN (Ro\u010dn\u00ed Procentn\u00ed Sazba N\u00e1klad\u016f). Ukazatel RPSN je jeden z d\u016fle\u017eit\u00fdch ukazatel\u016f, kter\u00fd by m\u011bl ka\u017ed\u00fd \u017eadatel o \u00fav\u011br sledovat. Je t\u0159eba se m\u00edt na pozoru, co do tohoto ukazatele banka zahrnuje. I kdy\u017e jsou pravidla d\u00e1na legislativou, tak kreativnost n\u011bkter\u00fdch subjekt\u016f nezn\u00e1 mez\u00ed i p\u0159es riziko pokuty od regula\u010dn\u00edch \u00fa\u0159ad\u016f. N\u011bkter\u00e9 instituce se sna\u017e\u00ed n\u011bkter\u00e9 n\u00e1klady nap\u0159. \u017eivotn\u00ed poji\u0161t\u011bn\u00ed, kter\u00fdm \u010dasto podmi\u0148uj\u00ed lep\u0161\u00ed sazbu, vy\u010dle\u0148ovat zvl\u00e1\u0161\u0165 a uv\u00e1d\u011bt takov\u00e9 platby nad r\u00e1mec spl\u00e1tky \u00fav\u011bru mimo RPSN. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">P\u0159i \u00fav\u011bru na rekonstrukci maj\u00ed zpravidla stavebn\u00ed spo\u0159itelny v\u00fdrazn\u011b ni\u017e\u0161\u00ed \u00farokov\u00e9 sazby ne\u017e banky u spot\u0159ebitelsk\u00fdch \u00fav\u011br\u016f. Dal\u0161\u00ed v\u00fdhoda \u00fav\u011bru ze stavebn\u00edho spo\u0159en\u00ed je, pokud ji\u017e m\u00e1te smlouvu o stavebn\u00edm spo\u0159en\u00ed n\u011bkolik let, \u017ee do ur\u010dit\u00e9 \u010d\u00e1stky \u00fav\u011bru (nej\u010dast\u011bji 300 \u2013 500.000 K\u010d) nemus\u00edte prokazovat p\u0159\u00edjem. D\u00e1le si zaplacen\u00e9 \u00faroky m\u016f\u017eete ode\u010d\u00edst z dan\u00ed, a\u0165 u\u017e jste zam\u011bstnanec nebo podnikatel. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ne\u017e se rozhodnete, jak\u00fdm typem \u00fav\u011bru vy\u0159e\u0161\u00edte bytovou pot\u0159ebu, je t\u0159eba  se zamyslet, jak\u00e9 m\u00e1te o\u010dek\u00e1v\u00e1n\u00ed od \u00fav\u011bru a nesledovat v\u017edy jen nejni\u017e\u0161\u00ed  cenu. Pokud nap\u0159\u00edklad v\u00edte, \u017ee do 12ti m\u011bs\u00edc\u016f budete m\u00edt mo\u017enost \u00fav\u011br  doplatit, nemus\u00ed b\u00fdt nap\u0159. p\u0159eklenovac\u00ed \u00fav\u011br ze stavebn\u00edho spo\u0159en\u00ed  nejlevn\u011bj\u0161\u00ed \u0159e\u0161en\u00ed. D\u016fvodem je, \u017ee u v\u011bt\u0161iny p\u0159eklenovac\u00edch \u00fav\u011br\u016f, stavebn\u00ed spo\u0159itelny neumo\u017e\u0148uj\u00ed ukon\u010den\u00ed p\u0159eklenovac\u00edho \u00fav\u011bru d\u0159\u00edve jak po 2 \u2013 3 letech, ani kdy\u017e vlo\u017e\u00edte celou dlu\u017enou \u010d\u00e1stku. A v t\u00e9to situaci byste nad\u00e1le museli platit \u00faroky. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">N\u00e1sleduj\u00edc\u00ed tabulka kr\u00e1tce shrnuje rozd\u00edlnost parametr\u016f u jednotliv\u00fdch typ\u016f \u00fav\u011br\u016f.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"833\" height=\"218\" src=\"https:\/\/www.ipr-real.cz\/wp-content\/uploads\/2020\/05\/financovani.png\" alt=\"\" class=\"wp-image-129\" srcset=\"https:\/\/www.ipr-real.cz\/wp-content\/uploads\/2020\/05\/financovani.png 833w, https:\/\/www.ipr-real.cz\/wp-content\/uploads\/2020\/05\/financovani-300x79.png 300w, https:\/\/www.ipr-real.cz\/wp-content\/uploads\/2020\/05\/financovani-768x201.png 768w\" sizes=\"auto, (max-width:767px) 480px, (max-width:833px) 100vw, 833px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">N\u011bkolik ot\u00e1zek, kter\u00e9 bychom si m\u011bli polo\u017eit p\u0159ed samotn\u00fdm pod\u00e1n\u00edm \u017e\u00e1dosti o \u00fav\u011br: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Budu m\u00edt prost\u0159edky nav\u00edc, abych mohl \u00fav\u011bru doplatit d\u0159\u00edve? <\/li><li>Mohu prok\u00e1zat faktury na stavebn\u00ed pr\u00e1ce a materi\u00e1l? <\/li><li>Kolik p\u0159esn\u011b budu na rekonstrukci pot\u0159ebovat? <\/li><li>Z \u010deho uhrad\u00edm p\u0159\u00edpadn\u00e9 v\u00edcepr\u00e1ce nad r\u00e1mec rozpo\u010dtu? <\/li><li>Jak m\u00e1m o\u0161et\u0159ena rizika nespl\u00e1cen\u00ed \u00fav\u011bru z d\u016fvodu nenad\u00e1l\u00fdch  ud\u00e1lost\u00ed ? (nap\u0159. ztr\u00e1ta zam\u011bstn\u00e1n\u00ed, pracovn\u00ed neschopnost, pokles tr\u017eeb z podnik\u00e1n\u00ed) <\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">P\u0159ehled produkt\u016f \u2013 \u00fav\u011bry ze stavebn\u00edho spo\u0159en\u00ed (\u0159\u00e1dn\u00fd neboli p\u0159id\u011blen\u00fd \u00fav\u011br)<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"758\" height=\"384\" src=\"https:\/\/www.ipr-real.cz\/wp-content\/uploads\/2020\/05\/financovani2.png\" alt=\"\" class=\"wp-image-130\" srcset=\"https:\/\/www.ipr-real.cz\/wp-content\/uploads\/2020\/05\/financovani2.png 758w, https:\/\/www.ipr-real.cz\/wp-content\/uploads\/2020\/05\/financovani2-300x152.png 300w\" sizes=\"auto, (max-width:767px) 480px, 758px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Konkr\u00e9tn\u00ed modelov\u00fd p\u0159\u00edklad: \u00fav\u011br 500.000 K\u010d na 10 let: <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">P\u0159i financov\u00e1n\u00ed p\u0159es stavebn\u00ed spo\u0159en\u00ed (s b\u011b\u017en\u00fdm \u00farokem 4,00%) je \u010d\u00e1stka,  kterou zaplat\u00edte nav\u00edc (p\u0159i zapo\u010dten\u00ed da\u0148ov\u00fdch \u00falev a st\u00e1tn\u00ed podpory) cca 102.000 K\u010d za 10 let. P\u0159i financov\u00e1n\u00ed p\u0159es spot\u0159ebitelsk\u00fd \u00fav\u011br (s \u00farokem 11 %) jsou zaplacen\u00e9  \u00faroky cca 326.000 K\u010d. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rozd\u00edl v na\u0161em modelov\u00e9m p\u0159\u00edpadu tak \u010din\u00ed p\u0159ibli\u017en\u011b 224.000 K\u010d. Nicm\u00e9n\u011b nen\u00ed neobvykl\u00e9, \u017ee maj\u00ed lid\u00e9 v \u00fav\u011brov\u00fdch smlouv\u00e1ch vy\u0161\u0161\u00ed \u00farokov\u00e9 sazby. Je t\u0159eba d\u016fkladn\u011b \u010d\u00edst \u00fav\u011brov\u00e9 smlouvy, pou\u017e\u00edvat \u201ezdrav\u00fd selsk\u00fd rozum\u201c a p\u0159ed samotn\u00fdm podpisem \u017e\u00e1dosti o \u00fav\u011br se zeptat alespo\u0148 na z\u00e1kladn\u00ed \u00fadaj: kolik p\u0159eplat\u00edm za celou dobu \u00fav\u011bru. Pokud ji\u017e jak\u00fdkoliv \u00fav\u011br m\u00e1te, je vhodn\u00e9 ov\u011b\u0159it mo\u017enosti refinancov\u00e1n\u00ed Va\u0161eho st\u00e1vaj\u00edc\u00edho \u00fav\u011bru za lep\u0161\u00edch podm\u00ednek. <\/p>\n\n\n\n<p class=\"has-text-color wp-block-paragraph\" style=\"color:#00007b\"><strong>Ing.
